Kula Real Estate

Upcountry Paradise

Famous for its Kula onions, Kula real estate is situated on the cooler upslopes of the dormant volcano, Haleakala. Unlike the coast, upcountry towns are rural. Upcountry Maui real estate lies amid lush gardens and rich farmland. In fact, "Kula" means "open country, pasture." Many kinds of vegetables are grown in the hospitable climate: cucumbers, carrots, peas, lettuce, cabbage, turnips, tomatoes.

In nearby Ulupalakua, the famous Tedeschi Winery offers tours and wine tasting. You can also visit King Kalakaua's Cottage and Museum. Makawao is a former cowboy town which still has hitching posts. The area has a huge ranch, and cattle and horses are a common sight. Upcountry is known for its spectacular views of the West Maui Mountains, and the ocean.

Kula Real Estate Amid Agriculture

Most, if not all, Kula real estate land is zoned for agriculture. There are no condominiums. Only residential parcels and vacant land parcels are available. Aside from the zoning, the shortage of water makes subdividing of large agricultural zoned parcels more difficult.

If the views from Kula, and the cooler temperatures appeal to you, you would do well to consult knowledgeable Maui real estate agents about building restrictions. You would probably be allowed to build only one main building on a lot, and probably have to prove to the Maui authorities that you have a legitimate agricultural use for any second building on Kula real estate land. You can plant some citrus or a few banana trees on your lot to meet the requirements.
