Arizona Low Mortgage Rates

by Ingrid Chen

Though as a prospective Arizona homeowner the right time to buy a house can be hard to tell, it certainly helps when Arizona low mortgage rates are available for buyer interest. The most important financial step to take in buying a property is to secure the right mortgage agreement. The rate of mortgage determines every payment made, according to the type and length of mortgage.

The two common types of home loans are adjustable-rate mortgage (ARM) and fixed-rate mortgage. An ARM carries a fixed interest rate for a brief period, generally between one and five years, and sometimes up to 10 years. After that, the mortgage fluxes in accordance with an index, which parallels the government-determined interest rate. For example, an ARM of 3/1 has a fixed interest rate period of three years, after which the mortgage rate is adjusted every year.

As the name suggests, a fixed-rate mortgage carries with it an interest rate that stays the same for the entire lifetime of the mortgage agreement term. Although the cost of a fixed mortgage is two to three percent higher than that of an ARM, some find the benefit of convenience to be worth it. Because the rate doesn't change, the homeowner knows what each and every mortgage payment will be without worrying about present market conditions, especially if Arizona low mortgage rates applied at the time of mortgage agreement.
