Upcountry Maui Real EstateRural MauiUpcountry Maui real estate offers a distinctly different landscape from the coast. Largely zoned agricultural, this rich farmland produces the well-known sugar cane and pineapple, but also other fruits, vegetables, and dairy products. The drier climate of the Kula and Pukalani areas, compared to more northerly Upcountry towns, is suitable for growing coffee beans, avocados, persimmons, bananas, and strawberries. Depending on the location on the upslopes of Haleakala, the climate is subtropical to arid. Haleakala, the earth's largest dormant volcano at 10,023 feet, is the entire east end of the island. Kula, on the western slope of the volcano, is part of an agricultural region that has the famous Tedeschi Vineyards and Kula onions, as well as, many kinds of vegetables. With elevations of roughly 1,800 feet to 4,200 feet, Upcountry Maui real estate has temperate temperatures, and spectacular views of the ocean, shoreline, and West Maui Mountains. Zoning in Upcountry Maui Real EstateThere are no subdivisions in the Kula part of Upcountry Maui real estate. There are no condominium complexes. This is a low-key, farming region that is zoned for rural, agricultural, or single family residential use. Horses and cattle are a common sight on the ranches and farms. Consult with local Maui real estate agents about building codes. While houses in this area are not uniform, they are restricted to one main dwelling on a lot. If a second building is permitted, the owner would probably have to convince authorities that it was intended for agricultural use.
