Maui Vacant LandNorthern Settings for Maui Vacant LandHome sites and vacant land on Maui are sprinkled all around the coastline, and on the upslopes of 10,000-foot Haleakala. Location is crucial, for that determines price and weather. On the east end of the North Shore, Hana is a tiny village set in a lush rainforest. Being on the windward side of Haleakala means the area receives most of the moisture from the tropical storms brought ashore by the northeasterly trade winds. Home sites, therefore, are typically situated among lush vegetation and have a maximum of privacy. Haiku real estate to the west shares a similar climate and also has cottages and home sites nestled among the forested valleys. Upcountry Maui vacant land is an entirely different matter. Northern slopes of Haleakala also receive a lot of rain, but the western and southern slopes are semi-arid and agricultural. Maui vacant land in the Kula/Pukalani area is zoned for rural use, so it is essential to be aware of restrictions on building. For instance, Pukalani has condos and a golf course, but other Upcountry locales do not. Southern SettingsSouth and West Maui real estate offers two contrasting choices for Maui vacant land. Home sites are available within the exclusive resorts. Kaanapali has sites at The Pinnacle that are large compared to other parcels in the area. Wailea offers home sites in a low-rise, secluded community. Right next door, Makena has spectacular sites at Keauhou, just above the beach at Palauea. These seven sites will be surrounded by wild, natural vegetation. Vacant land is more affordable in the non-resort locations of South and West Maui. Kihei is a value-conscious area where locals live. The town has considerable repeat tourist visitation, undoubtedly because everything is comparatively inexpensive. To the west, Lahaina is another popular destination that offers less costly home sites.
