Getting a first or second mortgage online is a little different from getting one from a bank or other local lender. For one thing, the online application can be much easier to complete, and a borrower can get a response in a much shorter time. Most online lenders offer approvals in less than 48 hours, many less than a day.

There is still a lot of work for a borrower to do before even applying officially for the loan. The borrower needs to shop around to get an idea of the lowest mortgage rates out there. It is critical for a borrower to know what he/she can afford to pay on a monthly basis. Many borrowers hear that their mortgage payment will be lower than the rent they are paying now, but the borrower needs to ask several questions before signing on the bottom line.

What to Know Up Front

In order to make a good decision about applying online, a borrower should ask themselves the following things: 1. How well do I understand my financial picture? 2. Do I have all the documents I need to confirm the answers to application questions? 3. What will my credit check look like? Have I obtained one myself to check it over for errors? 4. Is the lender willing to lock in an interest rate right away in writing and to lock it in for a reasonable amount of time? 5. Can I get pre-approved for an amount? 6. In discussions about monthly payments, are all of the costs, such as taxes and insurance, included? 7. Do I understand the different types of mortgages such as fixed rate, adjustable rate, balloon payment, etc., and the benefits and drawbacks of each one?

If you know the answer to all of these questions, you will have a much better chance of being approved for a loan that you will be able to pay.
