Home Foundation Inspections

by Seth Cotterell

Most of us are familiar with the old parable about the wise man who built his house on the rock, not on the sand. This story serves as a lesson that in order for something to be strong and endure the test of time, it must be built on a solid foundation. Without a strong foundation, the things we build, whether it be a house or a community, will not stand.

Home Foundation Inspections

If you're buying a house, you'll definitely want to keep foundations in mind. Purchasing a home is a major investment, probably the biggest you'll ever make, so you want to guarantee that it is a good one. Purchasing a house with a faulty or defective foundation will diminish the value of your investment. Costly repairs will be needed to correct the problem, and if the damage is extensive enough, it may well be irreparable.

You can avoid this problem by having a home inspection conducted before you buy. Certified home inspectors are available who are trained to identify problems before you purchase a house. A home foundation inspection will need to be included in the examination. The inspector will test walls, floors, sub-flooring, crawlspaces, columns, load bearing walls, and footings for signs of wear or defect. Identifying a problem before you buy a house will keep you from making an expensive mistake.

When an inspector analyzes a house, he or she will generate a thorough report to provide buyers with important feedback. Areas of possible problems will be identified, and digital images of problem areas can show how extensive the damage has become. Reports should be produced quickly, and some inspection agencies will even provide printed results on-site at the conclusion of the inspection or will publish them to a secure, password protected website for client convenience. Both of these options are worth taking advantage of.
