Encinitas Real Estate

by Sandy Mitchell

Encinitas, literally "hill of live oaks" in Spanish, is a picturesque beach community about 25 miles north of downtown San Diego. Founded over 100 years ago, Encinitas is home to over 60,000 residents. Often called the "Flower Growing Capital," Encinitas boasts a large flower growing industry and is home to the Quail Botanical Garden, a lovely oasis as well as the largest collection of Bamboo in the world.

Encinitas, incorporated in 1986, is comprised of five distinct communities: "historic Encinitas," the area between Highway 101 and the beach; "new Encinitas," the area along El Camino Real; "Cardiff-by-the-Sea, named after the capital city of Wales and made up of quaint seaside homes; "Leucadia," famous for its Eucalyptus trees; and "Olivenhain," meaning "olive grove" in German, which is the rural section of Encinitas offering horse farms, pastures, and a quieter way of life.

A Diverse Mixture

Homes and Condos offered for sale in Encinitas are as varied as the areas that make up this community. Quaint seaside cottages, modern Spanish-influenced condos, and sprawling country estates create a diverse mixture of residents, architecture, and style. According to the Encinitas chamber of commerce, the average home price here is over $300,000.

Condos in this area range from the low $300,000s to over $700,000. Most of the condos here are relatively new, most of them low-rise, semi-detached units. Garages, patios, and community centers are common features. Many condos are located in the rolling hills west of the commercial area and offer sweeping sea views.
