Venture capital for real estate development is an interesting concept that many people have not heard of. Typically, venture capital is considered the ideal source of funding for high-tech, rapid-growth sectors. While that holds true, there is an entire segment of the investment world that uses venture capital for real estate development.

There are many reasons why this works as a business plan. As we have all heard, they aren't making any more land. As cities grow, and people continue to push the boundaries of town to more rural areas, there is an explosion of land development in many formerly rural areas.

Farmers that have had enough of the farming life can finance their retirement by selling their property. There will likely be a buyer for a large contiguous piece of property. Turning this property into the subdivisions and developments that many former urban dwellers appear to prefer to live in requires a substantial investment.

Before the property can be split into lots, there are a variety of costly things that must be done. The basic infrastructure of a community must be built. This will include surveying lots, building roads through what was once pasture, and bringing utilities in. The costs add up before the first lot is ever sold. Many times, the developer will start building houses on the lots before they are sold. This opens up another sales market by having some ready-made homes for people who do not have the time or inclination to build their own.

Turning raw land into a development is not cheap. The high overhead and demanding nature of construction makes these projects some that many banks are not eager to invest in. However, with the right person doing the development, profit is inevitable. Ready-to-develop land is always a hot commodity. This explains the attraction that venture capitalists have to real estate development.
