Pennsylvania Commercial Mortgage Rates

When it comes to a commercial mortgage, the single most important factor for most borrowers is the interest rate of the loan. How much will it cost to use someone else's money to grow a business? Interest rates vary from state to state, from city to city, and from borrower to borrower. So many factors are involved in establishing an interest rate that it can sometimes be mind boggling.

The interest rate factor alone can mean the difference between a loan that is extremely helpful to the borrower or one that buries her. There are, however, a number of other factors to consider as well. While many home mortgage loans are made online, the complexities of a commercial mortgage can lend themselves better to working face-to-face with a local lender or broker.

What Determines Commercial Mortgage Rates in Pennsylvania?

Commercial mortgage types include credit lines, asset based loans, contract financing, term loans, and factoring. Each of these loans creates a specific set of circumstances under which the borrower and lender must interact. For example, credit lines work best when there has been a lapse in receivables recovery, such as after a natural disaster when the borrower may need to access additional funds to be repaid when receivables collections are back to normal. No matter what the type of loan, however, its interest rates are based on ratios.

These ratios include the Commercial Debt Ratio, which is simply the ratio of monthly expenses (such a mortgage payments, real estate taxes, insurance, and more) divided by monthly income. This ratio should typically be under 25 percent. For income property mortgages, the Debt Service Coverage Ratio is a factor. This ratio reflects the difference between net operating income and operating expenses, not including an anticipated loan. Because there are so many facets to compiling and comparing Pennsylvania mortgage interest rates, it is important to get several offers and to compare them closely.
