Most loan officers are always looking for good mortgage leads. One of the best ways to find them is to use the resources of the Internet. Mortgage lead finders can contract with websites that display their options. Borrowers who are looking for mortgages visit front pages on major websites and are then directed to participating lenders.

In many cases, lenders, such as loan officers and brokers, want to reach a narrow, targeted market such as poor credit borrowers. Other lenders want to serve either commercial or home loan borrowers. Lead agents direct the prospects to the lenders and simplify the process for both parties. There is a charge for the service, and there are questions the lender should ask up front.

Get the Best Leads Fast

When discussing an association with a leads agent, the lender should ask several pertinent questions. The first is whether the leads will be exclusive. If the leads agent is forwarding the same request for information to more than one lender, the lender will not be getting the full value of the service for which he has paid.

Some long-time lead agents offer a variety of additional service options such as sales training with a focus on closing. Others offer different prices for options such as number of leads per day or month or requests for leads in specific geographic locations. Exclusive commercial mortgage leads obviously will cost more than shared leads, and selecting the more expensive exclusive option is up to the lender. Finally, leads can be forwarded from daily to monthly based on the number of leads a lender is seeking.
