California Home Mortgage Companies

by Kathleen Gagne

Finding the right funding source for a home mortgage loan in California is an important part of a successful home purchase or refinance. California mortgage companies can often offer years of experience meeting the needs of local residents and newcomers to the state. While all mortgage company employees in every state must comply with Federal laws, such as Truth in Lending, California companies are also required to know and use the dynamics and laws specific to California.

Knowing that the average home sale in the state is around $211,000 and that the average borrower credit score is 674, California mortgage companies are able to work with borrowers to get them the best possible interest rates and terms. This can include a variety of mortgage options such as fixed-rate mortgages, second mortgages, balloon mortgages, and even reverse mortgages, depending on the income, credit rating, and specific needs of the buyer.

While some mortgage companies cater only to those buyers who have excellent credit and are looking for fixed-rate home mortgage loans, there are also hundreds of lenders who will work with buyers whose credit is borderline. These companies will look for lenders who have special programs for first-time buyers and those who will offer adjustable-rate mortgages to make getting into a home easier up front.

Most California mortgage companies work with a variety of lenders. Unlike banks or credit unions, they may be able to access multiple mortgage lenders and will work to find the best option. For those who are not familiar with the process of applying for a mortgage, California has several professional organizations that can help. These include the California Mortgage Bankers Association and the California Association of Mortgage Brokers.
