Owning a home comes with a lot of responsibilities, chief among which is literally maintaining the roof over your head. Many people don't think about roof repair until it's too late, when they see stains on their ceiling or even leaks. In reality, waiting until a problem arises is a bad (and costly) way to take care of your roof.

Even if your home is only a few years old, it's important to do regular check-ups on your roof to get a jump on any potential problems. Try to remember to do an inspection every fall and spring. This way if you need to do any repairs you don't have to do them in the middle of summer or winter.

Once you're up on the roof (use a sturdy, well-anchored ladder) there are a few things to check for. First of all, look at the overall condition of your shingles. If they're curling up or buckling, they're probably near the end of their lifespan and need to be replaced. If they're actually blistering or disintegrating, then you definitely need to replace them as quickly as possible.

Since even a small crack can have a big effect in terms of leakage into your home, make sure you inspect cracks and seams around the roof to make sure they're sealed. For instance, take a close look for cracks or loose material around pipes, chimneys or other things sticking out of the roof. Also look for shingle granules in your gutters. If too many granules are washing off, that means the shingles have been substantially weakened.
