In this time of highly informed consumers and instant information, many real estate agents are finding that buyers are asking for more and more detailed information. By the time most buyers contact a real estate agent, they have already researched an area and its available homes. It is important that the agent provide buyers with information and data that buyers cannot acquire on their own, therefore placing a value in the buyer's mind for a relationship with the agent. Most buyers get information on homes for sale through an area's MLS listings. Although the MLS may contain photographs of a property and a map to the location, it does not show them what the immediate surroundings look like. Bringing the buyer aerial photographs can really impress them. Most likely, the only aerial view a buyer has of a community appears only when the local news channel is covering a police chase or other breaking news taking place in that area. Aerial photographs give a buyer the ability to buyer to visualize distance to certain landmarks, facilities, the topography of an area, and most importantly, lot size.

The ability to walk to schools, parks or other community features is not only of interest to curious buyers, but can actually be a selling point. With aerial photographs, parents can plainly see a potential home's proximity to a busy street, unfavorable businesses, or preferred schools.

Real estate aerial photographs are one of the newest tools that can set an agent apart from the competition. Not only do these photos answer questions a buyer may have about the makeup of a community, they help establish the agent as a person who utilizes all possible tools in a constantly evolving world. Buyers are constantly looking for differentiation and personalized service in a real estate agent, and utilizing a simple yet valuable tool such as aerial photographs can provide an agent with a clear advantage in gaining a buyer's business.
