Tucson is a perfect city for real estate investment. The market is competitive and home values are appreciating at a remarkable rate. There is great demand for homes in the area as more and more people are moving to the growing city. Yet, home prices are still quite affordable, a quality the promises not to last if appreciation rates continue at the current pace.

Investing in Tucson Real Estate

According to the Tucson Association of REALTORS® Multiple Listing Service, Inc., in the past year, home values have increased at a rate of nearly 22 percent. This is a remarkable and record-breaking increase for such a short time. At this rate, a property could be bought and turned around for a 50 percent profit in less than three years.

Another indicator that Tucson is a great real estate investment is how quickly properties that are on the market have been sold. Last year, over half of the properties listed for sale sold in the first 30 days. And, the average number of days properties spent on the market before being sold decreased 23 percent in the last year. A number of investors have been so pleased with their equity return on their investments that they have continued to reinvest in the Tucson real estate market.

There are more ways to make money out of an investment property in Tucson than just accruing equity, however. Properties can be rented out while the owner is waiting for the right moment to sell. Depending on the location of the property, the home can be rented to Tucson residents or as a vacation home. Tucson's spectacular natural beauty draws vacationers from near and far year-round.
