Small and large, quaint and modern, houses in San Marcos come in all shapes and sizes. Desire a fenced house by the river? No problem. A restored Victorian downtown? You can find these, too. Rental home costs vary according to square footage, proximity to the university, and overall neighborhood quality. On average, two-bedroom homes in San Marcos run about $700 to $800 per month. Obviously, the more luxurious they are and the larger the acreage, the more expensive they will be. The Zoning IssueIt should be noted that there is (and has been, and will be...)a great debate in San Marcos about who should--or more to the point, who should not--be able to live in certain residential neighborhoods. Many of the homes for rent in San Marcos are owned by people who don't actually live in town. These out-of-town owners rent their properties to students, who, knowing the owner is out of town, often double or triple bunk, throw big parties, and/or are accused of unsafe driving, littering, and noise violations. Though this is an issue that requires attention in nearly every college town in the country, San Marcos is only now having to grapple with it. Their proposed solution is to create an ordinance that would prohibit more than two unrelated individuals from renting a home in a residential neighborhood. If you are a professional and have no relationship to the university, then this issue will not pertain to you, and you can feel free to shop for your perfect rental in San Marcos wherever you see fit. If two relatives, or a husband and wife, want to take in a third room-mate, this issue will not pertain to them either. However, if you are a college student, it may behoove you to know that you will most likely not be permitted to have more than one roommate, and should therefore look for rental homes near the university which are affordable for two, rather than three or more, individuals. Finding a reliable San Marcos Realtor in this case can prove invaluable. Realtors know the best neighborhoods for students. Many of them, in fact, can put you in touch with homeowners who prefer renting to university students.
