San Marcos Real Estate

San Marcos is a community on the move. Historically referred to as being stationed between two major economic areas, Austin and San Antonio, San Marcos is about to undergo its own major economic renaissance. Already home to Texas State University and some of the most attractive outlet shopping malls in the state, developers are about to break ground on a highly ambitious 150 million dollar city project which has the power to change the image of San Marcos from that of a sleepy college town and Austin bedroom community to that of a city that is a destination in and of itself.

The Town Center: A City Awaits

Currently in the planning stages, the San Marcos Town Center will feature offices, a hotel, retail stores, and a major urban hospital. It will incorporate walking and biking trails, and feature a great green area likened to the National Mall in Washington D.C. The complex will be located on 78 acres located near Hunter Road and the Union Station Train Station in downtown San Marcos.

Another key factor for San Marcos's anticipated economic growth is the soon-to-be realized and long-awaited commuter train line which will connect San Marcos to the north with Austin, and the south with San Antonio. In addition to the San Marcos Town Center mentioned above, yet another major hotel and conference center is set to break ground in San Marcos near I-35, and still another A-list outlet mall--this time anchored by heavyweight Neiman Marcus--is also set to be built near I-35. One of the major thoroughfares, Hunter Road, has recently been expanded to accommodate the anticipated traffic.

What all this boils down to is a market prime for investment. Though San Marcos has long been considered a wise choice for affordable real estate, the community appears to be on the brink of major growth. This will translate into an even higher quality of life in terms of amenities and attractions, as well as ample return on real estate investments. If one is interested in San Marcos real estate, many experts advise the time to buy is now.
