Wide, graceful lawns feature delicate, arching trees and unlimited landscaping potential. Large backyards are the perfect spot for pools, pleasure gardens, or volleyball courts. All types of architecture are present, from lovingly maintained 1880s Victorians and farmhouses to Arts and Crafts masterworks to picture-perfect Tudors to beautiful, spacious modern homes with unusual details and loads of light. Compared to the rest of the country, homes near Texas State University are a downright steal. Custom homes with up to five bedrooms can be found for less than $400,000. Cozy cottages, with wood burning fireplaces and perfect-for-two gardens in the back, can be purchased for a fraction of what they'd cost in other cities with the same amenities. With its easier-than-ever access to Austin, and the soon-to-arrive commuter train connecting it to San Antonio as well, buying a house in San Marcos is a far cry from being "in the boonies." An energizing intellectual scene, thanks to the university, and plenty of excellent restaurants and nightlife possibilities (not to mention the natural wonders of the region) make San Marcos an excellent place to live and breathe. Many who live here are residents that came for a weekend, and decided to stay forever. Over the Hill and through the WoodsPlus, topographically speaking, San Marcos is unique compared to other regions within the state. Located in the heart of the aptly named "Hill Country," San Marcos practically undulates as you make your way around the community. Hills and rolling lawns make nearly every vista picturesque, and while the sky is big everywhere in the state, so too are the trees, which tower over many of the homes. Between its big sky, its big trees, and the big welcome you receive when you arrive, it's a wonder anyone ever leaves their Texas home.
