Tenant Background ChecksWritten by Dina Kayed Although horror stories abound concerning undesirable tenants and what they do, the main reason why any landlord would want to run tenant background checks is simply to make sure the rent's going to get paid. This is the thought uppermost in the minds of most property owners when accepting tenants. The application of checks does protect from a lot more than unpaid rent, though. With a little thought on the subject, most landlords who care about their businesses would agree that running checks can be a valuable protection tool both for the landlord and other tenants. A landlord who doesn't run checks is actually risking his business. If anything happens and other tenants are affected, they could take legal action against the landlord for not protecting them from the offending tenant. Every year, thousands of dollars of damages are awarded in such cases. Protection from Bad TenantsThere are numerous ways in which a tenant could pose a threat or a nuisance to other tenants--a background check will pick up the worst possible threats. Not all landlords can afford to be that choosy when picking tenants. At least by running a background check, it will be reassuring to know that you're not getting a sex offender or a serial killer. Obviously the main aspect of a tenant background check will be the credit report, but a check for criminal record may turn up other interesting items. This kind of report will be less expensive than an in-depth background check, as it uses only a few databases.
